SELLING - INITIAL MEETING

Our initial meeting generally will take place at your home so that I can tour the features of the property before preparing a CMA (Comparative Market Analysis) if one hasn't been completed already. A comprehensive CMA looks at comparable homes in your neighborhood that have sold, those homes that are currently listed and those listings that were canceled or expired. This will also indicate market time and give a reasonable idea of those listings that were overpriced (expired), current market values (solds) and the direct competition (current listings).

This meeting will focus on the various aspects of selling your home for top dollar in the shortest length of time and will cover topics such as:

  • Evaluating your home
  • Seller disclosures (Form 17 / Lead Based Paint)
  • Which home improvement projects should be done and which should be avoided
  • The economic value of having your home professionally staged
  • Pricing your home right
  • Marketing your home
  • Strategies for selling if you are also buying a home
  • Marketing strategies to generate multiple offers
  • Your personal expectations and time frame

We will also touch on issues such as:

  • Qualifying prospects
  • Negotiating purchase & sale contracts
  • Buyer inspections

During this meeting it would be helpful in designing the marketing materials to know as much about your home as you are able to provide such as:

  • Renovations that have been completed
  • Updates to any home systems (such as electrical, plumbing, furnace etc.)
  • Age and condition of roof
  • Window, appliance and other replacements
  • Conversions (such as garage or mother-in-law apartments)
  • Any other particularly unique aspect of your home that may appeal to a buyer
